Q: How long will the Inspection
take?
A: Most
Inspections take about three to four hours. This may vary depending
on the size, age & condition of the
home. I try to learn as much as I can about
the home prior to the inspection and usually have a good feel for
the time it will take. That way we can avoid schedule
conflicts or having to hurry to wrap-up. However, I do
not schedule inspections back-to-back in the event something
causes your inspection to be longer than
estimated.
Q: Should I be present during the
Inspection?
A: You're
certainly welcomed and encouraged to be
present. I prefer
to have the first 2 1/2 hours uninterrupted to ensure that I
complete a comprehensive inspection. I believe it is
helpful to review findings with you present so I
typically spend the final hour and a half physically
pointing out areas of interest within the home. You do not have to
be present during the inspection and I will make myself available
for a consultation to review findings if that is
preferable.

Q: Why shouldn't I have someone in my

potential new homeowners make when purchasing a home. Although the
person you are considering may be very skilled, they are not
trained or experienced at professional home inspections. A
professional home inspection is a unique process that takes proper
training and equipment to perform. Many contractors, and other
trades professionals hire a professional home inspector to inspect
their homes when they make a purchase.
Q: What if the inspection
report reveals defects?
A: That is a good thing because there is no
perfect house! You should not be satisfied with an inspection
that results in zero findings. What the inspection report
allows you to do is better understand the home’s true
condition and allow you to assess the impact of those findings
prior to closing. With a professionally prepared inspection report,
you can communicate your concerns to the seller before it
is too late. Often times sellers are truly unaware
of defects within their home and by bringing them
forward in the proper manner, you may cause the seller to
consider re-negotiating purchase terms.
Especially if the finding creates an unsafe
environment or will lead to significant repair costs.
Q: If the house proves to
be in good condition, did I really need an
inspection?
A: Definitely. Now you can complete your home
purchase with confidence. You’ll have learned many things about
your new home from the inspector’s written report, and will have
that information for future reference.

inspection?
A:
You can call me to
discuss all the aspects of your new home whenever you like. My
service is a long-term investment.
Q: When is payment
required?
A: Your inspection payment is collected on
site. Personal checks should be made out to Wenner Home
Inspection.
